ADG’s value engineering of the pre-existing structural design achieved construction cost savings of approximately $2.5M which enabled the project to proceed to construction.

The project, located in Palmerston CBD in Northern Territory, is a mixed use Residential, Commercial and retail development consisting of an 11 storey and two 14 storey towers with a four storey combined podium and single level basement. Boulevard Plaza is constructed over two stages which had to be accounted for in the structural engineering design for both lateral and vertical loads. ADG utilised the latest Etabs 3D structural building analysis software to maximise the efficiency of the cores providing lateral stability. A detailed wind tunnel test was completed to determine the wind loads on the structure. Due to the location in a cyclonic region, wind tunnel testing provided more accurate wind loads on the structure and cladding which is realised through significant construction cost savings.
ADG’s expertise in post tensioned and reinforced slab design was key in achieving the construction cost savings achieved on this project. We utilised finite element computer analysis of all slabs (RAM Concept), which allowed the design to be refined to maximise cost savings and weight.
