Situated in Perth’s Southern Rivers Region, the Lakey Street Development is located in an area which is currently undergoing major changes. The region will be transformed to a modern community with a large residential area, shops, schools, parks and gardens. Built on an old contaminated land area and very close to the water table, there were significant challenges for the project.

ADG has been involved in the project from the initial planning phase through the detailed design and construction. As mentioned, the site was contaminated due to past farming and industrial uses. The volume of contaminated material encountered on the site was in excess of 120,000m3. In normal circumstances the contaminated material would be excavated and removed from site however due to the large volume material this would have made the project unviable. ADG worked closely with specialist environmental consultants and the environmental auditor to deliver a remediation process whereby the contaminated material was dealt with on site at a fraction of the cost of removing from site.

The site was also constrained by a high groundwater table which again required an innovative design to ensure the groundwater would not impact the proposed lots. ADG provided a groundwater drainage design to maintain the groundwater at a maximum level that would not impact the proposed lots.



On approval of the development by Council, ADG were commissioned by Claymont to prepare detailed engineering documentation including full details of civil engineering works required to create the subdivision including earthworks design, roadworks design, intersection designs to Council’s trunk road system, stormwater drainage design, stormwater management and water and sewer design.

ADG are also provided contract and project management throughout the construction of the works including tender documentation for the civil works, engaging the civil contractor to undertake the civil works, ongoing contract management of the civil works contract and project management of landscape, electrical and gas reticulation design and construction components of the works.
