The Smith Collective is a 7.1ha landmark precinct and represents Queensland’s largest multi-residential project undertaken in a single stage.


Formerly known as Parklands, the build-to-rent scheme houses over 2500 residents, and temporarily housed 6,500 athletes and officials during the 2018 Gold Coast Commonwealth Games.

Converted post games into the new Smith Collective community, the site has been transformed into a modern, vibrant, residential and business community that is integrated into the adjacent Gold Coast Health and Knowledge Precinct. The 7.1ha site organises itself around a main street connecting Parklands Drive, Hospital Boulevard and the Village Heart, and includes 1252 dwellings consisting of 3-bedroom town homes and 1 and 2 bedroom apartments.

ADG Engineers designed and delivered a cost effective and efficient structural form that properly considered the large scale of the project and allowed for it to be safely delivered within a compressed time frame.  Sustainability was at the core of the Parklands design and the precinct has been acknowledged as Australia’s first 6 Star Green Star Community by the Green Building Council of Australia.

The design developed by ADG innovatively utilised precast double height columns and lift and stair cores, combined with post tensioned flat plate floor structures to achieve substantial economic and sustainability outcomes.
